Vero Beach Regional Airport Approves Lease for 116-Room Marriott Hotel on Airport Property
Why It MattersOn-airport hotel leases let a city-owned commercial service airport add non-aeronautical revenue and passenger services on its own land, tying airline traffic to local tourism and business demand.
What happened
Vero Beach Regional Airport (VRB) has approved a lease agreement for a four-story, 116-room Marriott hotel to be built on airport property. The site is along Aviation Boulevard, adjacent to the Jackie Robinson Training Complex in Indian River County, Florida. The hotel is intended to serve airline passengers, flight crews, business travelers and visitors to the county.

Cary Goldberg, President of Diversified Companies, is the developer's representative for the project. According to the developer, construction is anticipated to begin in 2027, with completion expected by the end of 2028. The hotel is also expected to support the region's sports tourism, particularly visitors attending tournaments and events at the nearby Jackie Robinson Training Complex. Planned amenities are designed to accommodate families, business travelers and extended-stay guests, and include a baseball-themed entertainment experience.
VRB currently serves passengers through Breeze Airways, JetBlue and American Airlines, with connections to destinations across the Northeast, Mid-Atlantic and Southeast. A 2019 Florida Department of Transportation economic impact study found that the airport generated approximately $1.32 billion in annual economic activity and supported more than 5,500 jobs. Brian Cartland, Vice President of Economic Development for the Indian River County Chamber of Commerce, said the hotel would enhance the travel experience and strengthen the airport's role as an economic driver.
VRB is owned and operated by the City of Vero Beach and is a public-use commercial service airport in Indian River County. It handles commercial airlines, general aviation, corporate aviation, aircraft manufacturing and flight training, and is home to Piper Aircraft and several flight training organizations.
Industry impact & what to watch
A hotel leased on airport land is a familiar way for a publicly owned airport to turn real estate into a steady non-aeronautical income stream, one that does not depend on landing fees or fuel sales. For an airport with three scheduled carriers, a lodging option within the airport boundary also supports airline service by giving crews and travelers somewhere to stay without leaving the field.
The siting next to a sports complex points to a second demand source beyond air travel. Tournament and event visitors, who often arrive by road as well as by air, can fill rooms in periods when business travel is slower, which is the kind of mixed demand base that makes an airport-adjacent property easier to finance. The mix of airline, general aviation and corporate activity at VRB means the hotel's guests could come from several of those segments.
The next milestone is the start of construction in 2027, the point at which the 2028 completion estimate becomes testable. Until the developer breaks ground, the schedule remains the developer's anticipated timeline rather than a commitment.
