Aeroflex-Andover Airport Tenants Face December 31 Eviction as Repair vs. Demolition Costs Questioned
Why It MattersThe dispute shows how a small public-use airfield's tenant base depends on landlord capital decisions, and how contested cost estimates between repair and demolition can decide whether general aviation businesses keep operating.
What happened
Tenants at New Jersey's Aeroflex-Andover Airport remain under orders to vacate by December 31, and formal eviction notices have since been issued. Local aviation businesses, including Andover Flight Academy, face an uncertain future as a result.

At an October 5 news conference held at the airport, Rep. Josh Gottheimer challenged the financial case for demolishing the hangars. He said the state's own engineering assessment put hangar repairs at $4.7 million, compared with $8 million for demolition. He added that the demolition cost would exceed $11 million if the state proceeds with replacement hangar space for the Forest Fire Service.
Industry impact & what to watch
Small public-use airports depend on a handful of tenants, such as flight schools and hangar-based operators, that cannot easily relocate because nearby hangar space at comparable rents is scarce. When a landlord moves to clear a site, the tenants' businesses and the field's activity tend to end together, which is why the cost comparison at the center of this dispute matters beyond one airport.
The figures cited by Gottheimer set a $4.7 million repair estimate against $8 million for demolition, rising above $11 million with replacement space for the Forest Fire Service. If those numbers hold, the stated rationale for clearing the hangars rests on a cost basis that the state's own engineering assessment does not appear to favor.
The December 31 vacate date is the milestone that settles the question for the tenants. Whether the state responds to the cost figures before then will determine if Andover Flight Academy and the other tenants are still operating at the airport in the new year.
